In this TechBullion interview he shares his thoughts on how digital transformation is redefining real estate and what the next generation of developers should focus on. 

Alexander, you’ve been involved in real estate for years, from investment projects to asset management. What initially drew you into this field? 

What fascinated me about real estate is how it connects the physical and the strategic. It’s a field where concrete structures meet abstract thinking, where you can literally build ideas and see them generate value. I’ve always believed that real estate is not just “buy and hold”, it’s “buy, improve, and evolve.” That mindset shaped my work at Dellecod Assets Limited, a client asset management company that focuses on preserving and growing private capital through data-driven strategies. Working there strengthened my belief that every property, like any other asset, should perform better tomorrow than it does today.

Technology is everywhere, AI, IoT, digital twins. What innovations do you see actually making a difference for property owners? 

Digitalization is not a buzzword anymore, it’s a competitive advantage. The tools that truly matter are the ones that improve transparency, reduce operational costs, and enhance decision-making. At Dellecod Assets, we focus on real-time performance and efficiency, how an asset operates, where inefficiencies appear, and how to optimize consumption. And with partners like Cyfron, which develops intuitive data visualization and graphical tools, we can turn complex information into clear insights that drive smarter management decisions. You know, in Guy Ritchie’s films, the winner isn’t the strongest guy, it’s the one who sees the whole field. Real estate is exactly the same. 

What trends do you see shaping the global market in 2026 and beyond? 

We’re seeing a structural shift. Investors are becoming selective: they want sustainability, flexibility, and measurable performance. Office spaces will survive, but only as smart, efficient, hybrid-ready environments. Multifamily, hospitality, and logistics are growing, they’re adaptable and data-friendly.

Capital is moving toward assets that “talk back”, those that can show performance, ESG metrics, and risk in real time. The market is rewarding intelligence, not size. 

You often say that the developer of the future is half engineer, half strategist. What do you mean by that? 

The developer of the past built walls. The developer of the future builds systems. It’s no longer just about the project, it’s about the platform around it. The ability to collect, interpret, and act on data is what separates a successful project from an average one. In my articles on Medium, I often write that data visualization and automation aren’t toys; they’re tools to unlock hidden potential in any property. Technology won’t replace human judgment, but it will amplify it. 

Where do you see the biggest opportunities today? 

Adaptive reuse and digital asset management. There’s hidden gold in existing buildings, offices turning into apartments, hotels adapting for co-living, logistics hubs transforming into mixed-use spaces. The next growth cycle will belong to those who can integrate data, sustainability, and user experience. The line between physical and digital property is fading, and that’s exciting. 

What advice would you give to new developers or investors entering the market? 

Three things. 

First, start small but smart, choose projects with manageable risks and clear income logic. Second, think about operations from day one, how you’ll collect data, monitor performance, and manage tenants. 

Third, invest in tools that give you visibility. A good dashboard can save more money than a good lawyer. 

And one more, stay consistent. I often take part in tennis tournaments, and one lesson stuck with me: the match is never over until the last point is played. Real estate works the same way, persistence wins.

They reached a new milestone with their sophomore album Dual, which debuted on the Billboard 200.
